Di era digital yang terus berkembang, mesin-mesin digital cerdas buatan sudah banyak menggeser pekerjaan-pekerjaan manual dan mulai menggerus tenaga kerja. Lalu bagaimanakah dampaknya bagi profesi agen properti? Akankah profesi ini juga ikut tergerus?

 

Pekerjaan dan mesin telah hidup berdampingan selama ribuan tahun. Tetapi saat mesin telah sangat cerdas dan berperilaku seperti pembuatnya, mungkin inilah saatnya untuk mengeluarkan memainkan kemampuan manusia yang paling mendasar, bernegosiasi dan membuat keputusan.

 

Kecerdasan buatan (artificial intelligence- AI) memang bisa membahayakan mata pencaharian agen-agen properti. Seperti dilansir Property-report.com, pada tahun 2020, satu juta penjual B2B akan kehilangan pekerjaan mereka karena AI.

 

Ini telah menjadi sumber kekhawatiran baru bagi para pemasar di Asia Pasifik, di mana layanan-layanan AI sekarang telah mengambil porsi setidaknya 10 persen dari industri properti.

 

Sementara itu, survei Hubspot menunjukkan bahwa 47 persen konsumen sekarang terbuka untuk membeli barang melalui chatbots, yang dianggap efisien dalam mengotomatisasi pemesanan dan janji.

 

Mesin pencari adalah satu area di mana para pemain properti telah menerima manfaat dari aplikasi-aplikasi digital atau aplikasi AI pada sistem, sehingga mereka dapat meningkatkan program pencarian.

 

Awal tahun ini, raksasa teknologi yang berbasis di Singapura, PropertyGuru, meluncurkan situs web dan aplikasi seluler dengan algoritma machine learning yang mampu mengenali isyarat perilaku dan bahkan konten yang disukai konsumen, sehingga bisa memprediksi seperti apa kebutuhan rumah mereka.

 

“Tantangan terbesar saat ini di sektor properti adalah pencocokan penawaran dan permintaan. Ketika pengembang membangun real estat, bagaimana mereka mencocokkannya dengan pencari properti?” kata Hari Krishnan, CEO PropertyGuru, di Asia Real Estate Summit 2018, November lalu.

 

Namun, pengurangan penggunaan agen proprti antara pengembang dan konsumen, semestinya tidak sepenuhnya memangkas habis profesi agen. George Thomas Chief Information Officer & Head of Technology Asia Pacific JLL mengatakan bahwa tidak benar bahwa agen properti akan disintermediasi sepenuhnya.

 

“Menurut kami, agen properti sekarang akan memainkan peran yang sedikit berbeda. Mengingat bahwa data yang dikumpulkan dalam real estate cukup bernuansa, itu akan membutuhkan sedikit interpretasi, ”kata Thomas.

 

Dalam evolusi proptech, teknologi tidak dapat berdiri sendiri dari proses bisnis yang terkait dengannya. “Menghubungkan proses bisnis ke teknologi akan tetap penting selamanya, ”kata Thomas.

 

Pemain real estat saat ini lebih mungkin menggunakan augmented, seperti virtual reality, video hologram, 3D reality, bukan artificial intelligence, yang identik dengan pembelajaran mesin berbasis data.
